Sash Balances — Double-Hung Windows

Spiral balances, i.e. coiled spring inside a tube, common in vinyl windows. When the spring loses tension or breaks, the sash drops. We replace spiral balances in all sizes.

Block and tackle balances, i.e. pulley system used in heavier wood and aluminum sash windows. We repair and replace both the balance unit and the attachment clips.

Constant force balances, i.e. flat coil spring system used in many modern windows. Less common to fail but repairable when they do.

Sash balance issues are especially prevalent in Mineola, Floral Park, and New Hyde Park where large stocks of 1970s–1990s double-hung windows are now experiencing age-related mechanism failures across entire housing developments.

Casement and Awning Window Operators

The operator is the crank hardware that pushes a casement or awning window open and pulls it closed. Operators wear out, strip internally, or corrode, especially on windows exposed to salt air near the coast. When the crank turns but nothing moves, or the window opens but won't retract fully, the operator needs replacement.

We stock operators for all major brands and sizes. This is one of the most straightforward repairs we do, typically 30–45 minutes per window.

Multipoint Locking Systems — Tilt & Turn Windows

Tilt and turn windows use a multipoint locking hardware that engages multiple lock points simultaneously when you turn the handle. These European-style mechanisms are more complex than standard sash hardware and require specialist knowledge to repair correctly. We work with all major multipoint system brands including Winkhaus, Roto, GU (Gretsch-Unitas), Giesse, and Hoppe: the brands most commonly found on tilt and turn windows throughout Long Island's newer construction.

Multipoint lock failures are particularly common in Great Neck and Kings Point, where European-style tilt and turn windows were installed heavily during the 1990s–2000s building boom.

Window Locks and Sash Lifts

Standard sash locks, cam locks, and sweep locks on double-hung, sliding, and single-hung windows wear out over time, get painted over, or simply stop latching securely. A window lock that doesn't engage properly is a security vulnerability, particularly on ground-floor and basement windows. We replace faulty locks with matching hardware and adjust the keeper plate alignment so the lock engages firmly every time.

Hinges — Casement, Awning, and French Doors

Window hinges develop problems in two ways: the hinge itself wears or breaks, or the window frame warps enough that the hinge can no longer hold the sash in proper alignment. We replace damaged hinges and adjust hinge positions to restore correct operation. For French doors with dropped panels causing binding or floor contact, hinge adjustment is almost always the solution before considering any structural work.

Sliding Door Rollers and Tracks

Sliding doors that are hard to move, jump off their track, or drag along the floor have failed rollers, these small wheeled assemblies at the bottom of the door panel that carry its weight. We replace rollers with correctly-rated units for the door weight and adjust the track for level operation. We also clean, straighten, and repair bent or damaged tracks. This service is in constant demand in Woodbury, Syosset, and Jericho where 1980s–1990s homes with original sliding patio doors are experiencing widespread roller failure.

Door Handle and Lock Sets

Exterior door handles, multipoint locks, deadbolts, and patio door locks all develop problems through regular use. If your door handle feels loose, your lock cylinder is sticky, or your multipoint system no longer engages all lock points when you lift the handle, we can diagnose and repair the mechanism on-site. We carry replacement hardware for all common residential door systems.
